How it works

Clear process from agreement to owner reporting.

    Agreement first

    We sign a written property management agreement before marketing or managing the property.

  2. 02

    Trust account handling

    Rents and deposits are handled through broker trust accounting when applicable and reconciled monthly.

  3. 03

    Monthly disbursement

    Owner disbursements are sent on the 15th for the prior month's collected rent, net of approved fees and expenses.

  4. 04

    Repair approvals

    You are notified before non-emergency repairs over $500. Emergencies that affect property or tenant safety are handled immediately.

A cleaner, safer, better-prepared home photographs better, shows better, and helps reduce avoidable inspection or move-in issues.

  • Confirm appliances work and meet current safety standards
  • Secure windows, doors, and locks
  • Confirm plumbing runs and drains properly
  • Install and test smoke and carbon monoxide detectors
  • Inspect for pests and treat if needed
  • Repair scuffed walls, ceilings, paint, and worn flooring
  • Clear outdoor areas of debris and hazards
  • Deep clean surfaces, floors, appliances, and bathrooms

What does Charlotte property management cost?
Charlotte Real Estate charges 10% of monthly rent for full-service property management. There is no setup fee, separate leasing fee, renewal fee, or maintenance markup.
Is the management fee charged if rent is not collected?
The monthly management fee is charged on rent collected. If rent is not collected for a month, the percentage-based management fee is not charged on that missing rent.
Can I use my own vendors?
Yes. Owners can use their own vendors, or use our vendor network. We do not add a supervisory markup to vendor invoices.
Do I approve repairs before work starts?
We notify you before non-emergency repairs over $500. Emergencies that threaten the property or tenant safety are addressed right away and reported to you.
What owner reporting do I receive?
Owners receive monthly statements, transaction history, work order visibility, paid invoices, and year-end tax-ready summaries through the owner portal.
Can you help if I decide to sell later?
Yes. If you decide selling makes more sense, we can provide rental-to-sale guidance and discuss listing options as your Charlotte brokerage team.
